The home building process
Choosing to build a new home often brings with it uncertainty and many questions. We want you to feel confident and know what to expect on the journey to your new home. We have an easy to follow, transparent process and are with you every step of the way. Below we will guide you through the 4 main building stages; Pre- construction, construction, handover & warranty
Pre – Construction
1. Choose your block of land
We offer a free site inspection service of your chosen block of land. If you haven’t already purchased your land, check out our house & land packages available.
2. House Design
We will meet with you to design a home that suits your block of land, lifestyle & budget. Check out our $99 home design service. Preliminary plans of the home design on your land will be drawn. We will also run through everything that is included in your home in preparation for your tender.
3. Fixed Price Tender
After all the choices have been made about the design and inclusions. We will provide a FIXED PRICE tender showing an itemised breakdown of everything included in your home. The tender will be valid for thirty (30) days from the tender date.
4. Tender Acceptance & HIA contract
Upon acceptance of our tender a $1000 non-refundable deposit is payable. The deposit is a contract preparation fee and not refundable. However, it will form part of the final building contract price. We will prepare a HIA plain English contract agreement for you to review and sign. You pay only $1000 until your home is DA approved and ready to build! It is at this stage that final plans are drafted and our team will begin the administration process to have your home ready to lodge into council. We will handle this for you, to keep things as stress free as possible. We will keep you up to date on your homes progress and councils do have an online system you can check the status of your application at any time also.
We will require confirmation of your finance approval. Should you need any assistance with finance, we can put you in touch with our partners at Southside Financial to help you obtain loan approval. They are affiliated with over 20 lenders and will do the work for you to find the right home loan for you.
6. Selections Appointment
This is the exciting part where you get to bring your new home to life. We will work with you to create a home that is uniquely yours. Our selections consultant will help guide you through your colour and material selections. For your convenience most of your selections are completed in our office in Camden. For your tiles and kitchen you will meet with our building partners. You will be guided every step of the way. At this appointment you will also finalise your electrical plan.
7. Construction Certificate
Once we have received Development Approval. We will then require a Letter of Authority to Commence Construction from your bank. Once this is received we are finally ready for the moment you have no doubt been waiting for. A construction start date will be provided and ordering of materials to build your new home will begin.
8. Deposit Payable
A 5% deposit will be payable before construction commences.
The moment has finally arrived, your land will be levelled in preparation for the slab and site fences will be erected. Below is the building milestones for the construction of your home. Progress payments will be payable at each milestone. Your tender document will outline the % payable at the completion of each stage.
1. Floor Slab Complete
Footings poured, internal & external drainage complete, electrical & plumbing below slab complete, floor slab poured.
2. Roof Frame Complete
Wall frames complete, roof trusses complete, windows installed.
3. Lock Up Stage
Electrical & gas rough in complete, brickwork or exterior finish complete, fascia & gutters installed. Garage door on.
4. Fixings complete
All internal architraves, skirtings, doors, cupboards completed. Plasterboard completed.
5. Paint & Floor Coverings Complete
Internal & external painting complete. Flooring & tiling complete.
6. Practical Completion
All the finishing touches have been completed on your home. Building works are complete as per contract. Occupation certificate is issued by the Council upon completion. Your home is now move in ready!
1 week before handover we will do a walk through of your home with you and agree on any items that need attending to. Anything that needs to be corrected we will do before handover. After the final payment has been received you can finally start enjoying your brand new Samaro Home.
Service & Warranty
Our commitment to you doesn’t end when we hand over the keys. Your new home comes with a 90 day maintenance period. We will provide you with a form and if any matters arise during this time we ask that you list them down for repair. We will attend to all items at the end of the 90 day period. For urgent matters such as plumbing or electrical we will rectify immediately. Rest assured you still have your structural guarantee through the Home Building Act 1989.
